Our strategies are focused on market conditions and market prices which can change from time to time.  We seek out investments that can produce long-term sustainable cash flow and will appreciate over time.  Many times, some buildings look incredibly amazing making the investors think they will be new for decades to come.  But when factoring in the depreciation costs, the long-term equity returns often falls short unless it is in a superior location.  Sustainable demand for the product or service is also a major factor in determining the quality of the property or business.
